Booking Terms & Conditions
Dear Guest
By making a booking with The Islander Noosa Resort, you agree to the following Terms & Conditions. Please read carefully as these outline the standards and expectations for all guests during their stay.
Deposit & Final Payment
A deposit equal to the first night’s stay is required to secure all bookings. This deposit is non-refundable.
The remaining balance is due 30 days before arrival, or 60 days before arrival for stays during peak periods. All payments made after the deposit are also non-refundable. If you book within the 30- or 60-day window, full payment is required at the time of booking.
Cancellation & No-Show Policy
Deposit payments are strictly non-refundable. The final balance is due 30 or 60 days prior to arrival depending on seasonality, and all payments made are non-refundable. No-shows, early departures, or amendments within the 30 or 60 day window prior to arrival will result in forfeiture of all payments. Travel insurance is strongly recommended.
Payment Methods & Fees
We accept payment by credit card, debit card, and bank transfer. A surcharge applies to all card transactions.
Guest Requests
While we do our best to accommodate preferences such as villa location or style, these cannot be guaranteed.
Check-In & Pre-Arrival Requirements
Digital pre-check-in is required for all bookings and must be completed prior to arrival.
A valid government-issued photo ID is required for the primary guest at check-in.
Check-in time is from 2pm.
Early check-ins cannot be guaranteed and are not permitted during peak seasons. Outside of peak periods, early check ins may be available on request, however are subject to availability. Fees apply.
Approved early check-ins will incur a fee of $25 per hour, or one full night’s tariff for arrivals earlier than 11am.
Late check-ins after 5pm on weekdays and after 4pm on weekends must be arranged with reception prior to arrival.
Pre-Authorisation
A $300 pre-authorisation is required for all stays.
The pre-authorisation is a temporary hold and not a charge. Once released by the resort, processing times vary by bank: local banks may take 7–14 days; international banks may take up to 30 days.
The pre-authorisation and/or additional charges may be applied at the discretion of management to cover (but not limited to):
Excessive noise, disruptive or disorderly behaviour, or breaching resort by-laws.
- Security call-outs ($100 per incident).
- Damage, breakage, or misuse of property.
- Smoking on resort grounds or inside villas (cleaning fees apply).
- Excessive cleaning requirements (up to $250).
- Failure to remove rubbish on departure ($35).
- Leather lounge cleaning due to sunscreen/oils ($500).
- Misuse of air-conditioning resulting in damage or water leaks.
Any costs required to rectify damages or breaches of resort rules.
Guests agree that providing pre-authorisation details constitutes approval for the resort to charge any additional costs incurred by the guest or their visitors. Charges may exceed the $500 hold if required.
Check-Out & Departure Requirements
Check-out time is 10am. Late check-outs cannot be guaranteed and are not permitted during peak seasons. Outside of peak periods, late check-outs may be available on request, however are subject to availabilty. Fees apply.
Guests who remain in the villa past the 10am check-out time without prior approval will be charged the applicable late check-out fee.
Late check-outs must be arranged with reception prior to the day of departure.
Approved late check-outs will incur a fee of $25 per hour, or one full night’s tariff for departures later than 12pm.
To avoid excessive cleaning charges, guests must upon departure:
- Ensure all dishes are washed and put away
- Remove all rubbish from villa
- Ensure all doors & windows are closed and locked
- Return all keys and FOB’s to reception
Failure to meet departure requirements may result in additional cleaning charges (up to $250), rubbish removal fees ($35), or charges for unreturned keys (minimum $600).
Housekeeping
To maintain affordable tariffs, housekeeping times beyond the standard allocation will be charged at up to $60 per hour. Standard clean times are:
- 2 hours for a 2-bedroom villa
- 2.5 hours for a 3-bedroom villa Guests must remove rubbish upon departure or incur a $35 fee in addition to any excess cleaning charges.
Lost or Unreturned Keys
If villa keys, tiki tags, or FOB’s are not returned at checkout, an additional minimum charge of $600 will be taken to cover the cost of rekeying locks and replacing lost items. Charges are based on the number of lock barrels requiring replacement.
Guest Capacity
A maximum of 4 guests (including children) is permitted in a 2-bedroom villa, and 6 guests in a 3-bedroom villa. Requests for an additional guest will only be approved at the resort’s discretion and may incur an extra charge. Exceeding the permitted occupancy may result in additional charges and/or termination of stay without refund.
Visitors Visitor numbers are restricted and must be approved by reception. Visitors are not permitted to park on resort grounds. As the resort is gated, guests are responsible for meeting visitors at pedestrian gates and escorting them in and out.
Car Parking
Each villa includes one undercover car space. Registration of the vehicle parked on resort grounds must be provided at check in. Additional vehicles can be parked on surrounding streets.
Guest Age Requirements
All guests must be over 18 unless accompanied by a parent or legal guardian. School-leaver/schoolies bookings are not accepted. Entry will be refused and payments forfeited.
Behaviour & Conduct
We maintain a safe, peaceful, family-friendly environment. Disruptive, aggressive, or excessively loud behaviour is not tolerated. Running, jumping, divebombing, or unsafe conduct in or around the pools is strictly prohibited. Breaches of resort bylaws, failure to follow staff directions, or behaviour that disturbs other guests may result in immediate eviction without refund.
Quiet hours apply from 10pm to 7am.
All guests and visitors must treat resort staff with courtesy and respect at all times. Disrespectful, abusive, threatening, or aggressive behaviour towards staff will not be tolerated and may result in immediate eviction without refund.
Smoking & Vaping
The Islander Noosa Resort is a strictly non-smoking property. Smoking or vaping is not permitted anywhere on resort grounds or inside villas. Guests found smoking will be charged additional cleaning fees and may be evicted without refund.
Animals
Animals are not permitted except for registered assistance animals under government legislation. Any non-permitted animals will result in eviction and a minimum $500 cleaning and pest-treatment charge. Guests traveling with service animals will be allocated to villas with hard floors, subject to availability.
Lost Property
Personal belongings left in common areas remain the responsibility of the guest. Lost property left in villas will be stored for one month. After this period, unclaimed items will be donated to a local charity. When lost property is found, we contact guests to advise them. They are required either to collect the item within one month, or post a self-addressed, pre-paid bag or box so that we can return the item by post.
